Lagos is booming, but buying land here is risky if you don’t know what to watch for. Many investors lose money every year because of simple mistakes. Don’t be one of them.
Here are the biggest mistakes to avoid in 2025.
Too many buyers accept a “receipt” or “deed of assignment” and call it a day. In Lagos, if the land doesn’t have a proper title (like C of O or Governor’s Consent), it could be government land or under dispute.
Tip: Use a property lawyer to verify at the Lagos Land Registry.
Estate marketers will promise anything to make a sale. “The road will be tarred.” “It’s 5 minutes from Lekki.” Most of it is hype. Only believe what’s written in the contract and backed by evidence.
Tip: Visit the land yourself. Use Google Maps to verify location claims.
No survey plan means no proof of what you’re buying. If you don’t see the exact coordinates and a registered surveyor stamp, walk away.
Tip: Ask for a red copy survey and cross-check with the Office of the Surveyor General.
Some areas in Lekki, Ajah, Ibeju, and Ikorodu look fine during dry season but turn to swamps during rain. Don’t rely on site visits alone.
Tip: Visit after rainfall or ask locals. Check flood zone maps.
“Buy now or price goes up next week.” Ignore it. This is a common trick. Smart buyers take their time, do due diligence, and walk away from deals that don’t add up.
Tip: If they’re rushing you, something’s wrong. Take a step back.
My Take: Buying land in Lagos is one of the best investments in Nigeria. But only if you do it right. The competition is fierce, but informed buyers win. Always verify, never rush, and use professionals.
