That’s not just painful — it’s a financial disaster.
Today, I’ll show you 8 simple but powerful ways to know if a land is genuinely free from government issues — whether you’re buying in Lagos, Ogun, or anywhere in Nigeria.
Always request at least one of the following:
C of O (Certificate of Occupancy)
Gazette
Excision document
Registered survey
Deed of assignment
Then verify them at the Land Registry or Surveyor General’s Office. Don’t just look — confirm.
A licensed surveyor can:
Chart the land on official records
Tell if it falls under committed or acquired government land
Reveal if it’s in a government “no-go” area
Costly? Maybe. But cheaper than buying a problem.
Look around:
Are there government signs like “Keep Off: Government Land”?
Is the land fenced or occupied by a public agency?
Are there bulldozers or red markings?
Don’t rely only on pictures or agent talk. Go there.
Community Development Associations (CDAs) usually know if:
The land is under dispute
Government has plans for the area
There’s any history of demolition
They won’t write you a letter — but they’ll give you the gist.
Is the land surrounded by government infrastructure like:
A new road
A public housing scheme
An airport or rail project?
That land might be earmarked for future use — and you won’t be compensated.
If the land has been surveyed, the beacon number will help:
Locate it on the Surveyor General’s map
Confirm it’s outside government acquisition zones
Tip: If they don’t know the beacon number, run.
Visit the Surveyor General’s Office or use their online charting tools if available.
You’ll see clearly:
If it’s in a government “committed zone”
If excision has been granted
If the coordinates match a valid plot
Some lands are in excision processes but not yet gazetted.
Translation? You’re buying hope, not security.
Until it’s published in the official gazette, it’s not yet safe.
