Explanation of Land Sizes in Nigeria: What You’re Really Getting When You Buy

When someone tells you a plot of land is available in Lagos or Ogun, do you know exactly how much land you’re buying?

Many Nigerians get scammed because they don’t understand land sizes. Some agents use the confusion to sell less land for more money.

This guide clears everything up.


1. Plot of Land

In Nigeria, the standard plot is 50 feet by 100 feet.

That’s 500 square meters (sqm). But in some areas, especially Lagos Island or urban centres, you may see:

  • 60ft x 120ft (648sqm)

  • 50ft x 80ft (400sqm)

👉 Always ask for the exact measurement in square meters.


2. Acre

An acre is 6 plots of 500sqm each.

That’s 3,000sqm total.

If someone tells you they’re selling an acre, make sure you’re getting six full plots—and the documents should reflect it.


3. Hectare

A hectare is 10,000 square meters.

That’s 15 to 16 plots, depending on the area. If you’re investing in a large piece of land, this is what you should be looking at.


4. Square Meters

This is the true legal measurement used in surveys.

Don’t fall for plot size tricks. Always check:

  • How many square meters is this land?

  • Does it match what you’re paying for?

Even if it’s described as “2 plots,” if each is only 400sqm, you’re not getting a full acre.


Why This Matters

Too many people buy 2 plots thinking it’s 1,000sqm, only to discover it’s 800sqm total. That’s 200sqm gone.

You may not know the difference until you try to build or resell.

Don’t rely on words. Rely on measurement.

  • If buying multiple plots, check if they are together or scattered

  • Use a trusted surveyor or lawyer to verify everything
